What is a site plan?

A site plan is a detailed architectural drawing that showcases the buildings, landscaping, and amenities of your property. It offers prospective residents a clear glimpse into the layout and helps them get a feel for where they will be living.

What is a 3D site plan?

A 3D site plan is highly detailed rendering that showcases a community’s layout. Unlike traditional 2D site plans, which offer a flatter bird’s-eye-view, 3D site plans provide a realistic portrayal of buildings, landscaping, amenities, and the surrounding environment.

What is an interactive site plan?

An interactive site plan is a digital tool that allows potential residents to explore and interact with the layout of your apartment community. It provides detailed information about individual units and floors, amenities, and leasing availability to streamline the online leasing process, and save time for both prospective residents and leasing agents.

We create all of our sites plans to work with any interactive provider of your choice.

An unstacked redraw is required if you are planning on using an interactive site plan on your website.

What are the different types of site plan redraws?

We provide 3 redraw styles that you can choose from: stacked, semi-stacked, and unstacked. If you are unsure which style to pick, then our team can provide a recommendation based on your needs and our experience.

  1. Stacked – A single drawing of your entire property with every floor combined together. With a stacked site plan, every unit number and amenity location will be listed in one convenient place.
  2. Semi-Stacked – Similar floors are combined together while ones with differences are drawn separately. A semi-stacked style shows additional floor details that may be lost with a stacked drawing, and is perfect for properties that have large amenity areas on some floors.
  3. Unstacked – Every floor is drawn separately on an unstacked drawing. This maximizes the accuracy and detail of each floor to allow prospective residents to see exactly what the floor they will be living on looks like. An unstacked redraw is required if you are planning on using an interactive site plan on your website.

What’s included with a site plan redraw?

All site plans are a bird’s-eye view of your property, and are drawn to match and enhance any architectural or image files provided to us. This includes:

  • Residential and community buildings and structures
  • Address and unit number labeling
  • Amenity labels
  • Accessible color coding by floor plan type (A1, A2, A3, etc.) or by the number of bedrooms (1 bed, 2 bed, 3 bed, etc.)
  • Accurate landscaping and tree placement
  • Hardscaping with property specific materials
  • Property roads with parking spaces, carports, and detached garages
  • Standard furniture package for amenity areas. Custom furniture is included with our premium 3D site plans
  • Complimentary 8.5×11 handout design that matches your branding for on-site printing

What is the turn around time for a site plan redraw?

2D site plans typically take 4-6 weeks for the initial proof while 3D site plans take closer to 6 weeks.

How many revisions am I allowed?

Every site plan that we do comes with 3 free rounds of revisions. Additional revision rounds may result in additional fees, so we highly encourage you to review the drawings carefully and consolidate feedback as much as possible. With that said, if we make a mistake, then we will make it right and that will not count against you.

How much does a site plan redraw cost?

What types of files do I need to send to start a redraw?

We can work with any file type that you have.

For our 2D site plans we prefer architect files as PDFs that show your entire property layout, address plan and unit mix, and landscaping. A satellite view of your property location and renderings or photos are also helpful for us to look at. If you don’t have access to architect files, then no worries. Just send us what you have and we will take it from there.

For our 3D site plans we require DWG or Rivet RVT file types.

What is color coding?

Color coding involves assigning specific colors to different floor plans to add clarity, making it easier for viewers to understand the layout of your property. We color code site plans 2 different ways:

  1. By the number of bedrooms – Your floor plan types will be grouped together based on how many bedrooms they have e.g. studio, 1 bed, 2 bed, 3 bed. This method of color coding reduces the number of colors used and keeps your site plan on brand.
  2. By floor plan type – Every unique floor plan type will have its own color (up to 20). With this method of color coding we can not guarantee that all colors used will be on brand. We may need to use additional colors for accessibility to prevent any issues with visual impairments.
